Former Sheraton Site

This 8.36 acre property is one of the largest, contiguous, shovel-ready sites with immediate interstate access available for development in the northern I-275 corridor. A hotel on the site had been operated under several different flags since it was first constructed in 1981, but had been vacant since 2008 and was becoming a blight on the surrounding community. The City of Springdale acquired the property in 2016 and subsequently demolished the structure. The site is now shovel-ready with access to all utilities, is less than one mile from the SR 4 interchange at I-275, and only 2.5 miles to the I-275 and I-75 interchange.

Some other highlights of the property include:

· The property is also located in the “Route 4 Corridor Review District”, which is a special planning area identified in the Springdale 
   Zoning Code (section 153.257) 

· Potential Tax Incentives are be available through the Hamilton County Enterprise Zone Program 

· The property is located only 35 miles from the Cincinnati/Northern Kentucky International Airport (CVG) 

· The property is within a 30-minute drive time to a population of 1.9 million and workforce of 1.2 million

The property is owned and offered for sale by the City of Springdale. The sale price will vary based on factors such as proposed use, projected job creation and payroll. A wide variety of uses will be considered for the property, including sale to a developer or investor with no immediate end user identified.
